The Utah insurance gap

What most Utah homeowners policies leave out

From the Utah Insurance Department and Triple-I. Read your own policy; some insurers sell endorsements that close these gaps.2

Usually covered

  • Wind, wind-driven rain, falling trees or objects, and roof or structure collapse from the weight of ice or snow.2
  • Burst pipes are typically covered under homeowners and renters policies.1

Usually not, without extra cover

  • Backed-up drains or sewers.2
  • Flood damage, and interior water damage from a storm when the roof and walls are undamaged.2
  • Frozen pipes, if the cause is negligence such as not keeping the house heated when you could.2

Claim and dispute, in order

  1. Call your insurer or agent as soon as possible, photograph the damage, make temporary repairs and keep receipts.2
  2. No permanent repairs until the insurer has inspected and you have agreed on the cost.2
  3. Get written, line-item bids from licensed contractors before the adjuster arrives.4
  4. If you cannot live in the home, ask about additional living expenses and keep receipts.4
  5. In a dispute, call the Utah Insurance Department. It cannot force a settlement but can often resolve problems through its investigation.2

If you want a visit, they look at the damage and quote their own price. Ask for it in writing.
